We offer a straightforward and transparent commission structure which allows our landlords to spread the payment of our commission over the duration of the tenancy. Unlike most agents our commission is paid on a monthly basis, so that our landlords start receiving an income for their property as soon as the tenant moves in. As regulated members of ARLA and RICS this means that any monies we hold on your behalf are insured by these regulatory bodies. This gives you peace of mind and financial protection with the knowledge that your money will always be safe in our hands under the RICS & ARLA Client Money Protection Scheme.

Arranging day to day maintenance and repairs is included within the management charge. For any major repairs and refurbishment works, where the cost exceeds £350, we apply a 10% administration and project management charge. If we are arranging extensive improvements on a property, where work exceeds £2500, then we will look to agree a project management charge for organising the work, which will be up to a maximum of 20% of the invoice.

In addition to our Premium Managed Service we also offer a comprehensive Fully Managed service at 16% +VAT and a Rent Managed service which is charged at 11% +VAT as detailed above. By choosing either of these services the following additional charges would apply:

New Tenancy Administration charge (see terms and conditions in branch) contributes towards drawing up the tenancy agreement, collecting references on the new tenant, protecting the security deposit with a Government-authorised Scheme and provides the tenant(s) with a Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.

Renewal Charge (Landlord share £144) is paid in order to negotiate contracts, amend and update terms, arrange a further tenancy and re register the security deposit with a Government-authorised scheme. It provides the tenant(s) with a Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.

Start of Tenancy Check in Charge - There will be a contribution of £144 towards an independent inventory clerk to carry out a check-out report, payable at the commencement of the tenancy.

Professional Inventory Report - upon your instruction we will arrange for an inventory clerk to prepare an inventory for your property. The cost of the inventory will vary from £102 to £276 depending on the size and level of furnishing.

International Bank Transfer Charge (£30) applies when we are instructed to transfer funds overseas.

Non-Scheduled Attendance at Property Charge (£72 for the first hour and £36 for any additional hours) applies when we are required to attend the property outside the terms of our contractual obligations. This includes attending for deliveries or waiting for contractors.

Energy Performance Certificate (£120) upon your instruction we will arrange for an energy assessor to visit the property, assess the energy rating and issue the certificate.

Gas Safety Certificate (£78) upon your instruction we will arrange for a registered engineer to visit your property and carry out the relevant safety checks before issuing the certificate.

Tenants rent through us because of our low charges and great service. There is a one off upfront payment of £180 incl. VAT per tenancy which is a contribution towards processing the application, drawing up the tenancy agreement and registering the deposit.

Tenant Reference Charge (£60 per tenant) covers collecting and verifying references from employer/accountant and previous landlord reference as well as carrying out a credit check and collecting a copy of passport, proof of residency, bank statements and a recent payslip.

Guarantor Charge (£60 per guarantor if required) covers credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Additional Tenant Charge (£180 per tenant) helps towards the administration and associated referencing when another tenant is added to the Tenancy Agreement during the tenancy.

Contribution to Inventory Costs (£144) enables us to arrange a date and time with the tenant to be checked in at the start of the tenancy and checked out at the end of the tenancy, instruct inventory providers, agree the terms of the security deposit disbursement between landlord and tenant, return deposit as agreed with landlord and tenant to relevant parties, remit any disputed amount to Scheme for final adjudication, unprotect security deposit, instruct contractors and obtain quotes, organise repairs/replacements/cost of any broken or missing items.

Renewal Charge (Tenant share, £144) covers the cost of negotiating and administering the renewal and re registering the deposit with the Tenancy Deposit Scheme.

Landlord Reference Charge (£24) helps towards the administration of providing a previous landlord reference at the end of your tenancy.

In the unlikely event of the rent not being paid a reminder letter will be sent and 25 will be charged to the lead tenant as a contribution towards the administration.

As a tenant your main responsibility is to pay the rent until the end of the contract. We fully understand that circumstances change, so should you need to break your tenancy early and your landlord agrees to re-market the property, your liability for the payment of rent will end once a new tenant is found and takes up occupation. However, you will still need to cover the landlord's charges for the remainder of your tenancy, calculated on a pro-rata basis for the unexpired term of the contract.
