
A team of people, headed by Victoria Crawford, is the dedicated interface between landlord and tenant.
The team members collect the rent, which is a big relief for the landlord, but that's just the start.
When the tenancy is up for renewal, they work with landlord and tenant to agree terms before drawing up a renewal agreement. Then, at the end of the tenancy, they organise the inventory check out and liaise with both parties with the aim of getting the deposit released as quickly as possible.
The team is always available for a landlord who needs advice on a range of issues: rental increases, dilapidations (deductions from the deposit) and decorative issues. For the latter, a chat with Chard's home services department may be recommended.
The team also trouble shoots. "What if a boiler doesn't work in mid winter or if the windows don't open in mid summer? It's a horror story for the tenants so we source cost effective and trustworthy contractors and ensure they fix the problem quickly. And, unless the cost of the job exceeds £500 - in which case we obtain a couple of quotes and then consult the landlord - we don't bother the landlord at all, "says Victoria.
Part of the team's job is to keep the tenants happy but also to make sure they look after the property. "This is doubly good news for the landlord," explains Victoria. "Happy tenants are likely to renew but, if they do decide to leave, the property they have maintained to a good standard will re-let quicker, ensuring shorter vacant periods".
