Finding the best tenants

We recognise that your requirements as a landlord are as individual as the home you are letting, whether you have one investment property or a whole portfolio. Having been letting property in Fulham for over 30 years, we have extensive knowledge of the local market and how to find you the best tenants at the best price.

We like to work in partnership with our landlords and, unlike most other agents, we take our fees monthly throughout the duration of the tenancy. This is one of the reasons we are quite particular about the quality of the tenant we will introduce.

As first impressions are vital, we can help you make sure the presentation of your property is perfect. If required, our design professionals can assist with anything from a minor refresh to a complete refurbishment. We will create a marketing campaign specific to your property and present it at its absolute best, with professional photography, floorplans and brochure.

Using our extensive database of applicants, we will spend hours on the telephone, alerting prospective tenants about your property as soon as it becomes available and encouraging them to view.

We’ll work tirelessly to identify the ideal tenant at the best price. Once a suitable tenant has been found, we will then work quickly, obtaining references and dealing with compliance and legislation, to make sure the move-in happens smoothly.

We work hard to minimise void periods, aiming for 100% occupancy. For properties we are currently letting, less than 1% fall into arrears compared to a national average of 37% (source: National Landlords Association).

Our fees

We aim to make sure that everyone knows where they stand when it comes to costs. We offer a straightforward and transparent commission structure which allows our landlords to spread the payment of our commission over the duration of the tenancy. Unlike a lot of agents, our commission is paid on a monthly basis, so that our landlords start receiving an income for their property as soon as the tenant moves in.

As regulated members of ARLA Propertymark and RICS, any monies we hold on your behalf are insured by these regulatory bodies. This gives you peace of mind and financial protection with the knowledge that your money will always be safe in our hands under the Client Money Protection Scheme.
